Depending on the home plan you select, the construction process from the issue date of the building permit typically takes anywhere from 6-9 months when building a home through Reel Homes. Our contract will read 12 months but that is just to protect us from weather, etc. We have only taken close to 12 months to build a home once and that was a 10,000 sq. ft. extremely-customized home with many very fine details.

It can save you thousands upon thousands of dollars! Based on the amount of your construction loan, if we are able to save you 4 months of financing, it could mean savings of thousands of dollars. Obviously, the greater the amount of your construction loan, the more you will save on financing costs.

Efficiency. We are in control of the complete process through our lump sum pricing. We do not have to worry if a contractor doesn’t show up because you (the owner) did not schedule properly. When we have complete control of the project, we know the responsibility is fully on our shoulders. From a business and customer satisfaction standpoint, it makes no sense to not move things along efficiently for all parties involved.

The first answer is that every home is different. When we price things out as a lump sum, we need to see the lot and review your options, then we are able to give you a FIRM price. Others that give you an idea of how much things will cost are not worried about it because if it goes over that number, it’s your problem. We don’t do that to our customers. You will receive a detailed specification sheet listing all materials and your specific pricing for the home that you want on the lot that you are building on.

No, we do not. There is no need for us to have one since our past clients welcome us bringing prospective customers to their homes and using their homes as models.

Yes, we make plan modifications at no charge. Yes, you read that correctly. For instance, if you like the front elevation of one model but prefer the floor plan of a different model, we can put that elevation on the model of your choice. This goes for most of our floor plans (with some exceptions). We can also design a different front elevation based on your needs. We have taken homes and designed custom elevations based on pictures of Craftsman style homes, traditional and colonial homes. The possibilities are endless.  See Floor Plans.

Yes. You are hiring us as your builder and we are building on your property.

Be afraid of anyone that does not want you in your new home. To us it is simple; we have nothing to hide and are proud of our work. There are obviously times when it may be dangerous to go in the home, so we simply ask you to inform us when you want to go by and we will let you know when it is safe. The only phases where you will not have access during unscheduled appointments is when your home is getting close to completion.  We need to make sure the home is secure since we have appliances, finished flooring, etc. in the home at this point.

Absolutely, we do it all the time. All we need is a list of zip codes and/or areas that you are targeting. If you are not working with a realtor, we can refer you to realtors who can be of assistance.

Deciding how to finance your building project is an important decision that you will need to make early in the home building process. To develop a solid budget, you will have to determine your source of home financing during and after the construction process.

You may already have your financing in place for your custom home building project, renovation or addition. However, we find that many of our clients are still reviewing financing options when they first come to see us to discuss their project.

Although Reel Homes does not provide direct financing, we have working relationships with multiple lenders. Let us know if you need information on financing. If you are interested in financing options, we will provide you with contact information for several possible lenders with whom you can discuss your financing needs.

Keep in mind that Reel Homes offers Lump Sum financing option which is looked upon favorably, because it provides you with your total costs upfront. This never changing number gives the lender peace of mind that your loan amount will be the same from day one to the day of settlement. It also provides you, as a homeowner, the ability to know your mortgage payment amount from the beginning, giving you the flexibility to plan and budget accordingly.

Yes, you can opt to have your home energy star qualified, but that is really just the beginning when it comes to saving you money on your energy bills and “green building.”
