New Home Pricing Options

Collin Traditional Floor Plan - Reel Homes Reel Homes typically does all of our contracts as lump sum. This means we assume the responsibility for everything. Although we will change our pricing to satisfy a clients individuals needs, 9 out of 10 people choose the lump sum option. The simple reason is that with a lump sum pricing there are no headaches for you, our customer.

The reason we do not list our pricing (or site work pricing) online is simple. There are too many variables and doing this will give you false hopes. We have had numerous clients come back to us after going with other on your lot builders because what they were originally told was simply not true. In order to find out exactly what a home will cost there are to many variables to just throw numbers out there. We like to do a site visit, meet with you, go over what your desires and wishes are and after that give you the best possible price we can. Some typical examples of site conditions that cause these variables are:
  • One client may call us about tearing down an old home and building a new one on a ¼ acre lot.
  • Another client may have a 10 acre property that is undeveloped and on well water and a septic system.
The costs can vary by so much that it is impossible for any builder to give you an "estimate" without seeing the lot and doing some research. Once we get a chance to speak with you about where you want to build, we can provide you with a better idea regarding the cost as a whole.

Lump Sum Pricing makes Reel Homes different.

We believe that the construction of a new home includes EVERYTHING that is associated with that. From engineering and permitting to all required inspections, we like to be in control of the process from start to finish so that things get done efficiently. One of the things that Reel Homes offers that few builders do is "Lump Sum Pricing." In other words, we will assume the risk for you. We will do an estimate on what we believe the site work will cost us. We will take the price of your home and add the site work for a lump sum price. We give you a solid number that we guarantee will not change. The only way it will change is if you change it (in other words, you make a change to the home during construction). It is like going to buy a box of cereal from the grocery store. You see the price on the shelf and when you get to the cash register, it comes up at the advertised price. This is the safe way to do things, and that is why 9 out of 10 go this route.

Lump Sum Pricing makes financing easier.

Another reason we offer Lump Sum Pricing involves dealing with banks for your construction loan. It makes sense that a loan would be easier to secure if a price was guaranteed as opposed to estimated. Banks love to see this type of contract, because they know their risk is decreased. You as the homeowner are also assured of what you are going to be paying at the end for your monthly payments. Doing the contract this way as opposed to having us just manage the site work gives you the best of both worlds; it gives you the ability to build your own custom home while giving you the piece of mind associated with buying a resale.

Why do we offer this option? To make your life easier.

Some people ask us why we offer this. If other builders don't do it, why do you? Why would any business take on unnecessary risk? What is the catch? The answer to all of these questions is usually the same. We want our customers to feel comfortable and not have to go through the construction process worrying about overages, constantly thinking that a phone call might come each day requiring an extra $5,000 to proceed with construction.

In a perfect world these things would never happen, but construction and home building is not a perfect world. We do take on risks and additional expenses, however, we keep our company's overhead and daily expenses minimal to do this. We do not have salespeople or office staff. You are dealing with the owners of the company from day one to the day you move into your new home. We put our customers as the priority number one.
