Building a Custom HomeThe process of building your "Reel Home" should never be a stressful one. As a well regarded Northern Virginia custom home builder, we promise to be with you each step of the way and provide you with the information you need to make your dream of home ownership a stress-free reality.
We can build on your lot or help you find a site.Reel Homes can build on your lot or help you find a site for your new home. Many clients fall in love with a particular house style that may not fit on all sites. We can provide you with a list of sites to visit and will carefully explain what size home will complement a particular site. Don't get discouraged if you can't find the perfect home site immediately. We will work with you to find it. The right site is out there and together we'll make it happen!
What is involved in the Plan/Build process?After you've found a site or decided to build on your own lot, the plan/build process begins. If you have an idea in mind, you can talk to our architect to draw up a custom home plan to build or you can select from one of our available floor plans. We will enter into an agreement. This initial investment will allow us to work with you through the planning process, before we actually enter into construction. Keep in mind that 100% of this agreement investment will be credited back to you upon the signing of the construction contract.
Once the all important planning process is complete, we will move into the construction phase of your Reel Home.
Engineering StageInitially, you will need an engineer to do specific measurements on your site as it relates to your home. This will provide us with a "building envelope" for your home.
Architectural PlanYou will then begin working with an architect and Reel Homes over the next few months to develop the perfect plan for your home. Discussions will be held regarding your family's specific needs (i.e. number of baths, the size of the family room, accessibility issues, the need to accommodate large areas for entertaining, etc.). We will assist you in working through this part of the planning. If you wish, we can also arrange to establish a relationship with a lender who will work with you regarding your financing needs. We offer different lender options, giving you many choices.
During this phase of operation, we learn about your needs, features you would like included in your home, and financial situation. We send everything out to our sub-contractors for their review and consideration. We then prepare a contract for your family. This phase will take approximately four to seven months and will conclude when Reel Homes provides you with a fixed price for your home.
Construction StageAfter the paperwork is complete, the fun begins. The actual construction of your home should average approximately six months. During that time, you will be asked to meet with various vendors to select roof color, siding, plumbing and electrical fixtures, cabinetry, countertops, flooring, etc. If you like, we will make suggestions and even bring you to homes already under construction where you can view potential color selections.
